According to Michael Fuller, co-founder of suburb ranking website hotspotcentral.com.au, a hotspot is more than just a suburb that is set to outperform the national average and is relatively untapped by investors. “A hotspot is a location that has a greater chance of significantly beating the market average on any metric that is important to the investor,” he explains. “That could be rental yield at purchase, rental growth potential, capital gains, or even growing pricing disparity compared to neighbouring suburbs for investors intending to ‘renovate and sell’.” However, Mr Fuller warns “the various data sources cannot be viewed in isolation”.
